For a Typical Project:
My work is divided into THREE Phases:
1. Design
2. Land Use Drawings
3. Building Permit Drawings
Phase One - Design Drawings
This is where we decide what it is we are going to build.
This Phase is highly collaborative - your input is critical.
Lots of ideas get tossed around and weeded out.
You will get a minimum of Two Separate and Distinct Design Options.
You can have more Designs for a bit more money.
Once we select an Option - Phase One is done.
You'll say "I love it" - get me the Permit!
I will make sure I am paid up for Phase One and then we’re off to Phase Two…
Phase Two - Zoning Drawings
This Phase is where I make up a set of drawings to get approval from all the Government Regulators that control what you can do on your land.
Usually that just means the City Zoning rules but it can involve Conservation or Heritage Preservation Authorities as well.
Our project may satisfy all the rules OR it may need some kind of special permission of some kind.
IF we satisfy the rules then this Phase is done pretty fast BUT if we need Special Permission it can really drag on.
Whatever happens when and if we meet the government land use regulators this Phase will end.
You'll say 'Phew' and we will move on to Phase Three - the actual Building Permit...
Phase Three - Building Permit Drawings
To save money all drawings made in Phase One and Two only showed the info needed at that time.
Now in Phase Three I fill the drawings out - I finish my work, get the structural engineer's drawings done and usually will get the heating drawings done as well.
This is the Phase that gets you, (and your builder), what you likely want most - the Building Permit - and this Phase usually is the fastest of them all.
I will work with the City to ensure a smooth process and deal with any glitches efficiently and quickly.
When the City issues the Permit I will look it all over, let you know of any important issues and basically make sure you are good to go.
That's the end of Phase Three and that’s the end of my normal Fixed Fee contract
Anything we do after that will need a new Fixed Fee Contract or I will just charge hourly for my work.
Usually you won’t need to do anything else with me because I’ve done this a lot and we did everything right the first time.
